7-Eleven to Move Headquarters to Cypress Waters Community

7-Eleven Inc. has recently announced that it has gained approved for a $41.5 million loan in order to construct its new corporate headquarters. The 325,000 square foot facility will be located on a 21.6 acre plot of land within the Cypress Waters master-planned community in Dallas and Irving.

Cypress Waters Attracts Numerous Corporate Tenants

Currently, the 7-Eleven headquarters is located in the Dallas Arts District, which is located in downtown Dallas. The new headquarters will be situated at Beltline and LBJ Freeway in Irving, making it just one of many corporate tenants that have been drawn to the Cypress Waters master-planned development. Other major tenants to recently commit to Cypress Waters include CoreLogic and British Telecom. Toyota Group’s new spinoff is also expected to place its global headquarters within the master-planned community.

The 7-Eleven project is being backed by Dallas-based Billingsley Co., which is assisting with the development of the new corporate headquarters. The company is also the originator of the loan. Pacific Life Insurance Co. is providing the 12-year construction to permanent loan, which was secured with the help of Holliday Fenoglio Fowler LP. The terms of the construction loan have yet to be disclosed.

Cypress Waters Has Much to Offer to Its Corporate Tenants

It is easy to understand why the $3.5 billion Cypress Waters community has attracted many corporate tenants. With a corporate magnet, the 1,000-acre waterfront development offers plenty of retail and restaurant space as well as residential apartments and townhomes. The new 7-Eleven project will also include a mid-rise campus with surface parking lots as well as a parking garage for employees

Cypress Waters Offers a Great Place to Live in Dallas

The one- through three-bedroom apartment and townhome rentals range in price from the mid-$800’s to $2,100 per month. The three neighborhoods within the community – Parson’s Green, Scotch Creek and Sycamore Park – each offer a unique style and personality.

Parson’s Green is a pedestrian-friendly neighborhood characterized by quaint streets and timeless architecture, while Scotch Creek is designed to feel like a modern, hip urban neighborhood. With tree-lined streets and contemporary architecture, the neighborhood is situated near to North Lake. The neighborhood is located within the heart of the Cypress Waters community and provides easy access to the pool, fitness center and clubhouse. Sycamore Park is designed for those who enjoy spending time outdoors, with the sand volleyball court, dog park and activities pool located within the neighborhood. Characterized by its vintage signs and gritty design, the neighborhood has a retro, funky atmosphere.
