Plano to Get New Two-Building Office Complex

The first of a two-building office complex is set to break ground, with Dallas-based Gaedeke Group announcing plans to build the complex in the area located next to the current headquarters of FedEx Office and Toyota North America in Plano. Named One Legacy West, the tower promises to offer plenty of space for businesses that wish to set up shop in North Texas.

Expanding Office Space Offerings in Dallas

According to Gaedeke Group, the new Legacy West office tower will measure 14 stories high and provide 327,856 square feet. The ultra-luxury office tower will be situated on an 11-acre site near to where Liberty Mutual Insurance plans to build a large regional hub.

Plans for the tower call for a 25-foot white marble lobby, a conference center and an electric charging station. Other planned features include an outdoor terrace boasting see-through fireplaces and collaborative seating areas as well as a fitness center and indoor tenant lounge. The building itself will have a reflecting pool surrounding three of its sides as well as an attached six-story garage.

Construction for the project is expected to begin in the fourth quarter of 2016. Andres Construction is the construction manager overseeing the project, while Morrison Dilworth + Walls of Dallas is the project designer. The general contractor is Austin Construction and Belle Firma is the landscape architect.

The Legacy West Development

One Legacy West is just one building planned for a $2 billion development in Plano that is underway on a 240-acre tract of land. Known as the Legacy West development, the development will include the FedEx Office complex scheduled for completion at the end of the year as well as the new North American Toyota headquarters is scheduled for completion in 2017. Liberty Mutual Insurance will also use the space as part of its expansion into North Texas.

The much-anticipated Liberty Mutual Insurance expansion will include two buildings located on 9.3 acres of land at the southwest corner of the Dallas North Tollway and the Sam Rayburn Tollway. Collectively, the buildings will be among the tallest of those located at that corner, thereby serving as the signature piece of the development.

The buildings will provide more than one million square feet of office space as well as 15,108 square feet of retail space within the ground floor of the tower facing Windrose Avenue. It will also feature 4,600 parking spaces within a seven-story parking garage. Both towers will be nearly identical in size, with both being 20-stories tall. The tower located at the northwest corner of Headquarters Drive and Dallas North Tollway will offer 504,753 square feet of space while the one located on Windrose Avenue will be only slightly smaller with 504,752 square feet of space.
