Three Tips for Choosing the Right Contractor for Your Home Renovation Needs

Tip #1: Get Recommendations

The first step in finding a quality contractor is to ask around and get recommendations. Talk to friends and family members to get recommendations of contractors they have worked with. Another option is to contact your local home builder’s association to ask for the names of member builders. Next, check the contractors’ ratings with the Better Business Bureau to make sure no complaints have been filed against them.

Tip #2: Do Your Research

Now that you have a list of names, you can start researching the contractors to learn more about each one.  Contact each business and ask the following questions:

  • Do you have a permanent business location?
  • How long have you been in business?
  • Do you have workers compensation and general liability insurance?
  • Do you have the names and contact information of previous customers that can be contacted for references?
  • Do you have examples of previous work?

If the contractor does not have a permanent location and has been in business for less than three years, it is probably best to look for someone else to do your work. The same is true if the contractor does not have workers compensation or general liability insurance as you may be liable for any accidents that occur on your property if this insurance is not in place. You should also check with local banks and suppliers to ensure the contractor has a good reputation.

Tip #3: Ask for a Written Quote

Once you have narrowed down your choices, ask your top three choices to provide you with a written quote for the job. Do not automatically accept the lowest bid, as there may be other differences in the quotes that make the higher bid more appealing. Keep in mind that the contractor with the lower bid may be cutting costs with lower quality materials or the contractor may expect you to pay for additional costs that are not included in the quote. For example, if your project requires excavation of the building site, the contractor with the lower bid may expect you to pay for this cost separately. For these reasons, it is important to carefully inspect each quote in order to determine which one truly best meets your budget and needs.
