Real Estate Broker

A real estate broker is someone who has meant the state’s requirements to own and manage a real estate company. As such, every real estate company will have at least one broker who oversees the business. Some companies may consist of just one broker and no additional agents, while other companies may have multiple brokers and agents. Some brokers may even work for other brokers. In this case, the real estate professional is typically referred to as an associate broker.

To become a broker, the real estate professional must complete advanced coursework and pass an exam.

Real Estate Agent

A real estate agent is someone who has passed the state test to become licensed to sell property in the state. While a real estate agent does not need to complete the same level of coursework as a real estate broker, he or she does need to complete certain courses and must also pass an exam. Real estate agents are also sometimes referred to as sales agents, subagents or real estate salespeople.

Sometimes, a real estate agent will choose to specialize in just helping those who are selling a home or those who are buying a home. A real estate agent who works exclusively for the seller is called a seller’s agent while the person who works specifically for the buyer is called the buyer’s agent.

Most real estate agents help clients with either buying or selling a home. In this case, whether the agent is a buyer’s agent or a seller’s agent really just depends on what side of the deal the agent is on at the time. For example, if you hire an agent to help you find a home, that agent is representing you in the process. Therefore, he or she is the buyer’s agent and is responsible for helping you get the best deal possible. If you hire that same agent to help you sell a house, on the other hand, he or she would be your seller’s agent and would then be responsible for representing only you in the process.

Since the seller’s agent is responsible for representing the seller, it is important for you to have an agent who represents you in the process. This way, you can be sure your agent is negotiating in your best interest rather than in the interest of the seller.
