Why Use a Realtor?

It’s decision time. You’ve done your time renting, and you’re ready to put down roots and buy a home. Or maybe you’ve already been through buying your first home, and you’re ready to invest in purchasing a second, third, or fourth property. Whatever your situation, you now face the inevitable decision to find a real estate professional. You do have options, and lots of them. There are real estate agents, Realtors, and you could even choose to go it alone.

The bright side is that it’s entirely up to you, and you can shop around, read reviews, and get informed. (The internet is an amazing place.) My goal today is to help you out a little, but explaining what a Realtor like myself is supposed to do for you during some of the most financially critical transactions of your lifetime.

Ethics. A Realtor is a real estate agent who is also a member of the National Association of Realtors. That membership comes with a strict code of ethics and an emphasis on accountability, professionalism, and honesty.

Guidance. The process of selling or buying a home requires dizzying amounts of paperwork. Having a professional on your side who can properly prepare those documents is invaluable. A Realtor will help you avoid delays, get the best deals, and avoid expensive mistakes throughout the process. Additionally, it doesn’t hurt to have someone by your side who knows the jargon of the business.

Information. Whether it’s utilities, zoning, or schools, Realtors make it their business to have objective information about properties and the neighborhoods they’re nestled in. A Realtor will get to know you and your needs, and help you find a property that fits your particular preferences.

Marketing. Advertisements are only one small piece of the marketing that your Realtor will do on your behalf. Realtors stay connected, and leverage their networks to help spread the word and sell real estate. Additionally, your Realtor will coordinate showings and open houses, and will accompany qualified prospects through your property.

Negotiation. Real estate transactions include many factors that can be up for discussion and negotiation between the buyer and seller. Your Realtor will look at each aspect of the transaction from your perspective, and negotiate on your behalf, and craft purchase agreements to successfully close the deal.

Current Experience. As mentioned earlier, Realtors stay plugged in. While you may only need to buy or sell a home a handful of times, Realtors assist with these transactions regularly. They stay plugged in to news and the community, as well as legal and regulatory changes to the industry, so that the transactions can be handled smoothly and knowledgably.

Emotional Support. Not to be forgotten is the moral support that your Realtor can offer. Whether you’re buying your home or an investment property, real estate is much more than just property changing hands. Considering that this may be one of the most important purchases of your lifetime, it can be an emotional and even stressful experience. Having an objective but caring professional available at your fingertips provides a certain peace of mind, and can keep you focused on the issues that matter.
