We’re not going to deny it, Spring is king when it comes to peak home-shopping season. The kids are out of school and the weather for touring open houses is lovely. However, contrary to popular belief, selling your house in winter may just be one of the best decisions you’ve ever made.
Here are 5 reasons why you shouldn’t wait until Spring to sell your house.
1. Low Inventory = Less Competition = More Attention
The housing market in the spring is insanely saturated because everyone believes they should sell their home in the warmer months. Just because there are fewer homes on the market in the winter doesn’t mean people aren’t looking to buy, and if your house is one of the fewer winter listings, guess which house is getting the attention.
2. The Buyers Are as Serious as You
While there may be fewer potential buyers in the chillier months, the ones that are generally wanting to find a home fast. Spring is full of people window shopping and seeing what’s out on the market, but winter buyers are looking to make a purchase and say yes. “One of the biggest months for corporate relocation is January/February, so those buyers, who need to move quickly, are out in full force looking for new homes.” Says Jennifer Baldinger, licensed associate real estate broker at Julia B. Fee Sotheby’s International Realty in Scarsdale, NY.
3. New Parents Looking for a Bigger Family Home
September is by far the most popular birthday month. New baby means bigger family and bigger family means they need a bigger, spacious new home. This also means they’re trying to find a home quickly and settle in to reduce the stress of searching for a new home and moving as they start and grow their family especially in colder months.
4. Sell your House for a Higher Price
Because there’s less competition and winter buyers are more focused, homes tend to sell slightly higher than average. People are also more inclined to “impulse buy” due to a faster need to buy a home, fear of losing out on the home in the spring to another buyer, concern for rising mortgage rates – rates tend to go up in the spring, or simply because they’re tired of looking at homes in the cold weather.
5. A Laser-Focused Real Estate Agent
Real Estate agents tend to have a bit of slow down in the frostier months which of course is a bummer for them, but a bit of good news for you!
